Plans have been submitted for up to 411 homes in the open countryside at Nantwich.

Muller Property Group has submitted a hybrid application for phase two of the Maylands Park development at Stapeley on 19.84 hectares of agricultural land bounded by Broad Lane to the south and residential properties off London Road to the east.

The proposal comprises a full planning application for a spine road and site accesses and an outline application for the residential and local centre element, which also includes ecological habitat areas and associated infrastructure including landscaping and public open space.

The 411 homes include 30 per cent affordable.

A planning statement, submitted by Asteer Planning on behalf of the applicant, says: "Cheshire East Council's local plan strategy identifies the entire site as open countryside and a nature improvement area.

"Part of the site is identified as an ecological network.

"As the council cannot currently demonstrate a five-year housing land supply, the presumption in favour of sustainable development is engaged."

The proposal seeks full approval for the spine road which connects to the spine road in phase one to the north, Broad Lane in the south and the eastern extent of the site.

Vehicular site access is sought via Broad Lane to the south and to the spine road to the north of the site as part of the phase 1a proposals (188 homes which has permission and is currently being delivered by David Wilson Homes).

With regard to the outline application, the planning statement says: "The proposals seek permission for up to 411 new homes.

"These will be a combination of one, two, three, four or five-bed properties and include terraced, semi-detached, detached and apartments."

The application also seeks permission for a local centre to accommodate a range of uses.

The planning document says: "The potential uses which could be delivered within the local centre could include a convenience store, post office, pharmacy, medical centre in the form of GP or dentist surgery, or a fitness studio.

"The final uses will be confirmed at reserved matters stage once operators have been identified."

The last date for submitting comments is Wednesday 25 March, with a target decision date of Thursday 21 May.
