New Nantwich local centre development to be anchored by Co-op store

Plans have been submitted for a new local centre on the Kingsbourne estate in Nantwich, anchored by a Co-operative food store and a second retail unit, with no confirmed tenant yet.

The application, from LSP Developments, is for land to the east of the new Kingsbourne Academy primary school, currently under construction off Reaseheath Way.

The proposed development includes a 4,500 sq ft Co-op food store and a neighbouring 2,500 sq ft retail unit on a site where Reaseheath Way meets a green corridor and pedestrian route crossing the River Weaver, known locally as "Reaseheath Cross."

According to the Design and Access Statement, the store will front onto a new public space, creating a break in the street frontage along Reaseheath Way and forming the centrepiece of the development.

A 32-space car park is planned alongside the store, including two electric vehicle charging bays and five covered cycle stands.

Access to the car park would be from the south of the site, with provision made for future vehicular access to undeveloped land beyond.

The two commercial buildings would be arranged around a public square.

A new community garden will also link to Kingsbourne Academy.

The design and access statement says: "The scheme has been designed to cluster the two buildings around the square.

"The public space is visible from properties adjacent giving good visibility and passive surveillance."

The report says the buildings are intended to stand out from surrounding housing and act as a focal point for the growing estate.

While the Co-op is confirmed as the main occupier, the second unit does not yet have an agreed tenant.

However, the application says discussions are ongoing with prospective occupiers, with the aim of securing one in the near future.

Proposals are intended to provide everyday facilities for residents while establishing a new local centre within the Kingsbourne development.

The last date for submitting comments is Wednesday 4 March, with a target decision date of Monday 13 April.
