Cheshire East 'minded to approve’ plans for new Nantwich homes

Cheshire East agreed it is 'minded to approve' plans for two homes at Nantwich, although the decision will be made by a planning inspector because the applicant appealed against non-determination.

Andy Lawton applied for permission in principle (PIP) for two dwellings on land to the east of Maylands at Stapeley.

PIP applications should be determined within five weeks and this one wasn't, so the applicant lodged an appeal.

Planning officer Dan Evans told Wednesday's (February 4) meeting of the southern planning committee: "The application is the subject of an appeal for non-determination so what we need to determine is how we would have determined this application, and then that will help us to inform the inspector whether we provide an appeal statement or give no evidence."

The site is in the open countryside, but Cheshire East no longer has a five-year housing land supply since the government made changes to the national planning policy framework at the end of 2024.

Mr Evans said: "It's contrary to the local plan. It's considered to be an accessible site on the edge of Nantwich.

"Access to services and facilities – there's a bus route running past the site."

He recommended councillors be 'minded to approve' the application.

Cllr John Wray (Brereton, Conservative), moved the recommendation, and this was seconded by Cllr Andrew Kolker (Dane Valley, Conservative).

The vote was nine in favour and one councillor abstained.
