Plans to demolish Nantwich property for up to 75 new homes

Plans have been put forward for up to 75 new homes in Nantwich, including new cycling and pedestrian links.
Applicant, Nightingale Land, has submitted outline planning for the demolition of 6 Broad Lane, Stapeley, and a residential development, comprising up to 75 dwellings, together with parking, open space and landscaping.
Nightingale Land plans to create a new vehicular access point into the 3.83-hectare site from Broad Lane.

The agricultural land-acquisition company also proposes to include 30 per cent affordable housing provision within the development (up to 22 homes).
New cycle and pedestrian links aim to provide connections from the new residential area to an existing public rights of way footpath opposite the site, creating a link to Stapeley Broad Lane Primary School.
New equipped play areas are proposed for children and young people, as well as a new "green infrastructure network," made up of new landscaped areas and retained habitats.
A design and access statement reads: "The residential area will provide up to 75 new homes at a density of 35 dwelling per hectare (dph) with a mix of dwelling types.
"The development will provide a broad range of dwellings and house types offering a mix of market housing including bungalows, first time homes to larger family homes.
"This will include housing capable of adapting to meet the needs of borough's older residents and help create a balanced and inclusive community in line with Policy SC 4 [Residential Mix] of the Cheshire East Local Plan Strategy.

"The existing homes around the proposed access are single storey bungalow units that are set close to northern boundary of the site with small gardens.
"As such this framework also allows for the potential to extend the gardens of existing properties along Broad Lane increasing their private amenity space and their privacy from the proposal."
The last date for submitting comments on this application is Thursday 25 September, with a target decision date of Monday 3 November.
