Controversial Wybunbury housing plan heats up as developers double proposals

The applicants behind a controversial proposal for up to six homes in the open countryside at Wybunbury have submitted another application for another six on the same field.
Martin and Simon Poole appealed to the planning inspectorate last August after Cheshire East's southern planning committee deferred their original application on July 30 because councillors wanted to visit the site off Bridge Street before making a decision.
This meant the council hadn't determined their permission in principle (PIP) application within the statutory five-week period so the applicants appealed.
The committee met again on September 10, a week and a half after the appeal was lodged, and councillors voted they were 'minded to approve' the application.
The planning inspector upheld the appeal in December 2025 for non-determination but refused the request for costs against the council.
Now another scheme has been submitted by the same applicants, this time for permission in principle (PIP), for up to six homes on land to the rear of Bridge Street.
A planning statement submitted by Jay Ashall Partnership Architects says: "To the immediate north west is the application site previously approved for permission in principle for up to six dwellings.
"The current proposals will expand upon this by extending the proposed access road to reach the proposed new residential development subject of this application."
This latest application is for a vacant piece of pasture land.
Existing vehicular and pedestrian access to the site is via a field gate located on Bridge Street, but the planning document says in the past, planning permission has been granted for a new access point and driveway off Bridge Street further south along the highway.
Because the application is for permission in principle – as the previous one was – the council's planners are limited to considering just the location, land use and the amount of development at this first stage.
Other matters can be taken into account at the later technical details stage.
The planning statement on behalf of the applicants says: "The site would deliver a further six new dwellings which would form part of an existing village and is in a practical, sustainable location to access the facilities and services the village has to offer.
"The site is deliverable and could be delivered within the next five years.
"Should permission in principle be granted, an application for technical details stage could be submitted relatively quickly as an indicative site plan and house types have already been prepared by the applicant's agent and updated third party reports could be commissioned and completed relatively quickly due to the applicant's agent's long-standing history with the site."
The last date for submitting comments is Tuesday 5 May, with a target decision date of Monday 18 May.
