40-home scheme previously earmarked for office building set for approval in Nantwich

Plans for 40 homes have been recommended for approval on a Nantwich site, originally earmarked for an office building and group of industrial warehouse units.

The application site is part of a larger area which was granted permission on appeal in 2020 for mixed-use development.

This part of the site, phase two, already has approval for employment and this latest proposal for 40 homes is one of two residential applications for phase two which will be considered by Cheshire East's strategic planning board next week.

The strategic planning board meeting takes place at Crewe Municipal Buildings at 10.30am on Wednesday 28 May (Ryan Parker).

The other is for a retired living scheme.

This 40-home proposal comprises a mix of house types of one, two, three and four bedrooms which includes semi-detached, detached and apartment units.

The scheme will provide 12 affordable homes spread throughout the site, eight will be one-bed flats and four will be two bed houses.

The housing officer has objected saying a broader mix for the affordable rented units should be provided, including the provision of four-bedroom affordable rental dwellings.

An area of public open space is also proposed to serve the scheme, and this is located within the centre of the wider development adjoining and enlarging that of the approved David Wilson Homes residential scheme – which forms phase one of the larger overall site.

A planning officer's report to next week's meeting says: "The proposed development would result in residential development located within open countryside, however, the council is unable to demonstrate a five-year supply of housing."

The planning officer has listed two 'disbenefits' of the scheme, one being residential development in the open countryside and the other being the loss of approved mixed-uses including employment within the Maylands Park development.

The 40-home proposal comprises a mix of house types of one, two, three and four bedrooms which includes semi-detached, detached and apartment units (Google).

The officer says benefits of the scheme include:

  • Creation of 40 dwellings, including 30 per cent affordable, which will significantly contribute towards the five-year housing land supply;
  • indirect economic benefits including additional trade for local shops and businesses, jobs in construction and economic benefits to the construction industry supply chain;
  • the site is sustainably located;
  • the development incorporates components and features of good design, although it is expected further improvements will be made to the southern part of site to address issues raised by the design officer;
  • reduction of vehicle movements from those generated by commercial mixed uses of the approved 'fallback position' – that is the Maylands Park phase two mixed uses

The application is recommended for approval subject to conditions.
